So I am wondering, does it make sense to invest in a beach flat/studio in the coast when you stay in Nairobi and want to use it when you go down on long weekends and vacations whilst you lease it out the rest of the time. Do these apartments make any money for owners (Air bnb etc..)?

If you pay cash for it, then you will make some money by partially leasing eg airbnb, etc. Plus over the long term, its value will go up. But if your borrow to buy, you are in trouble.

If it's a villa, turn it into a holiday home. AirBnB works best with small leased apartments.
Buy yet again, your target audience will determine what's best for your business model.
If you're targeting business people who prefer the finest things in life, you'll need a lot of marketing.
If you're targeting backpackers and other travelers with tight budgets, AirBnB could cut it.

Okay guys, I live in Diani. Here's the deal with this place. Tourism here is seasonal. At the moment, we're on the low season. Over the past few months we've started seeing an increase in the number of local tourists visiting the area. Which is good for business. Now, building a studio here will get you decent returns if you market the property on booking.com and AirbnB. If I had the money I would do that. At the moment I have a 2br apartment that I'm renting at 30k a month. I spent close to 300k furnishing it. I normally give it out at around 5-10k per day depending on many factors. My strategy is to make sure it's always occupied. If you do the math, giving it out at 3k a day will give you 90k a month, minus 30k rent you have 60k. So far so good..
