costings difference for maisonette/Bungalow

Advice needed on the cost/preference of building a 3 bdrm house either on a one storey or a bungalow;
whats the things to consider? what the difference in total cost of building between each

Bungalow is about 1/3 % of the total amount ,cheaper to build than a maisonette,same finishing and materials used .If land is more than 2000 shs per sqm Jenga maisonette.

Overall, a bungalow costs way less than a masionette though I would not be so bold as to say 67% of the cost of a masionnete because the cost of finishes has the biggest impact on the cost of a house rather than plinth area or structural design/complexity of a house. But overall, bungalow is way cheaper to construct.

if the space is exactly the same. I.e. 3bedroom maisonette vs 3Bedroom bungalow. All rooms exactly same area… there is no much difference in costs… perhaps costs of reinforcement bars and scaffolding for laying the upper floor slab and the staircase which generally get discounted by the reduced size of the roof cover.

Ultimately you also gain better use of your plot as you have more land for landscaping, and maybe future extensions or garage etc…

A bungalow is simpler and does not need specialists the way a maisonette does. This and the fact that you can build it yourself protects you from crazy construction rates from shady contractors. But the time will come when you want to sell it. That is a story for another day.
One more thing. A three bedroom bungalow demands 100x100 and above. You can fit it on less, but you will spend the rest of your days wishing you put it on a larger plot

It can fit, but everything will be very tiny and squeezed.
The Kenyan style is to have the house set back to the rear of the plot, so no backyard. Then the remaining space caters for parking, maybe a small garden, play area or outdoor entertainment area.

The only way to go around this is to build a house with a courtyard or u shape. I stumbled on a design that was quite large online but ultimately I am saving for a bigger plot
