Housing peasants/ agriculture enthusiast. Slum Lord

Asking Out of complete curiosity
Say @WuTang has some plots in Utawala, Eastern Bypass (Coz thats where people with no money buy siku hizi)
50by100ft go for about 4m, option ya installments za 4 years
3m if u include a very large cow na lumpsum

How much returns would i be getting if i put up some mabati homes/ LOW COST HOUSING/ Sijui magreenhouse??

I have a friend huko kamakis anakuanga msoto 24/7 yet ni landlord
mabati homes zake ziko 12 na each tenant pays up 2500 = 30k
kila siku anaingianga viatu zikiwa na vumbi badala ya kuweka cabro alijenga shanty

Its an area i have completely no knowledge and i seek enlightenment, on whether this is worth it
Has anyone perfected the art of being Slum Lord?

Ona tu maswali unauliza

Mtu ananunua land ksh4million ni mtu hana pesa ?

@kahuni,hata mi nilikuwa najiuliza the same thing

I’m not surprised though, that coming from @under23, hoping that’s 23yrs. Billionaire wa Nairobi weko from ,Tom Mboya heading to nairobi river.
Those guys operating in the leafy suburbs of Nairobi, most of them hawana kakitu. I don’t know office westie na akina yaya.
Then ongeza BMW 7 series juu. Hizo ni hesabu za darkness.

4M is the cheapest price u will get commercial land In nairobi.
In this case this is all @WuTang has, so he proceeds to make a bad investment, gets cashflow issues. And coz hawezi lipa rent takes up a housing loan to build his bothersome wife a home (subpar) and a green Toyota demio (OK for women).
Very quickly @WuTang realises 1bad investment decision can curtail u mbaya.

Actually that money should get u 50by50 in abit developed areas.
But utawala?
No no
They do it different huko
Unapewa 50by100 na mwenye anauza tayari amekuwekea connections za Maji, Sewer na stima

Wewe hit the block button. Unakujanga na topic tofauti kila thread.

Mujamaa ni vile you are too young to understand

The mabati structures have the best returns if you do the maths. But 12 units of your friend are too few, he needs to build more on the land to reach 20 units. If the structures are of masonry he can charge 4500 in that area.

  1. I don’t think watu wa base huongea story kaa hizi. I think wanashindanga story za betting
    2.Check my profile on postings.
Nimeongelelea story ya 5floors 300k returns in depth. And y it’s still a bad investment in the long run (if u are in my position)
3.Sio Mimi nimejenga mabati structure za 2,500. Ni a friend of mine

Akiweka 20, madam wake atakosa mahali pa kueka Maua zake next to her new Demio. Si unajua vile wanawake wako

12*4,500 ni 54k .price is better. But not enough to make a difference

Can the real Slum lord pliz stand up? @Randy any exp?

In depth? Repost. 5 floors cost how much and after how many years do you recoup or break even on the investment?
Cost wise, a 5 story structure would take 8 to 10 years while the mabati structures take 3 to 5 years.

If possible, can you direct me to this thread. “Nimeongelelea story ya 5floors 300k returns in depth”

Start with head of Kanjo hiyo area. Kama utalia kwa choo. Plot ya 50*100 will get you 32 units. Rent hapo ni kama 2500

1/8 acre payable na installment … Utawala ??? How many kilometres from the nearest main road .
Those plots payable by installments are mostly in a remote area Kwa hii ya 4 years .Why would a seller wait 4 years from prime land in Nairobi ?

Mabati homes in Utawala would have been possible before the bypass was built. Right now the prices have shot up and residents are creating courts, forming (resident) associations to sink boreholes, private sewer systems and even determine the kind of houses to be built within this courts.
