I want to buy a plot in Kiambu/Machakos

I was considering Corner, Kamakis, Eastern Bypass (2.5-5 km off the bypass) at 1.3-2M)
Or save to 1.7-2m in the next few months to buy at Katani Viraj International
both (50*80/100)

or buy 50100 at 800k or 1/4 acre (100100) (1.5-6m) at Juja farm

I think Kamangu (southern bypass), Athi, Kitengela (mombasa road) are too far (+Mombasa road Jam) … may be I am wrong

My considerations in order or priority are:

  1. closeness to CBD, where you can confortably and timely go to work daily with both PSV and private car if construction happens
  2. higher land appreciation
  3. security

Valuable input will be highly appreciated

Ask yourself, how many kms do you want to be from CBD?

Check with prices across the radius… Instead of buying huko mbali ju everyone is buying there… Buy mahali Iko cheap but within the radius

For instance, 20kms from CBD on thika superhighway is kasarani… Bei huwezi

But 20kms past westy… on A109 ni affordable

What is your value addiction to the land? Idle land has no value. Utanunua 2M but ukiuza utapata value itabaki 2M for 10 years

I would opt for the kamakis one,then kamangu(less traffic,faster commute). N/b real estate transactions will be hit hard with new taxes from July 1- capital gains tax (from 5 to 15%)payable by seller of property is a bummer

What do you want to do with the plot?
Avoid native born areas like the plague.
Iko supporting infrastructure like roads,water, security, hospitals and schools?
Avoid anything less than 50 ×100 because of titling issues
