Kujenga a three Bedroom House

Things have been tough and I have decided enough is enough. landlord amenizoea. I have a small piece(quarter of an acre) in Kitengela which am considering putting up a simple two/Three bedroom for the family(me wife and daughter 4 years). am looking at a simple house simple finish actually just wall plaster, ceiling either wood or gypsum tutaweka tukiwa ndani. septic am told biodigester is cheaper and better.

Note: The area has all amenities, schools and churches, hata a police post. people have build serious homes. and to add selling part of the plot is a no. Will construct a bigger one in a few years when the dust settles. Anyone with similar experience, whats your take, from experience how much can it cost if properly managed. and is this a good idea.

Make it a 4 bedroom. Even if small. That way you won’t be forced to build bigger soon.

1.3 is enough for a simple two bedroomed house.800k utakuwa umeweka roof,madirisha na milango hence you can move in.500k is enough to do the remaining finishings.

For someone in your position you should employ the concept of the half/incremental house… it basically means you buiild half of a good house/dream house and add to it as you go along. F.y.i you dont need a big house… All you need is a functional/practial and sustainable house.

Go for that idea, you will never regret.

A quarter is a big chunk of land for a residence. Uko Mbele. What I learned is first fence the place and put a modest gate (non of those Nigerian gate nonsense), plant kei-apple and bougainvillea pole pole as well as few trees. Steal a building plan from one of those magazines sold in the streets with ready plans, mwaga stones, sand and ballast polepole, then once you have enough, do the foundation for the whole house.
