My issue is pricing and teh target group. Apart from the USIU students, who else can afford that rent? na watu wengi wa USIU wanaishi kwao

I saw their advert on Supersport. These guys have money, and the rooms look great.
However I don't know what their market research told them. I would think the market is not large enough.

Mkubwa ask any parent with kids in any private primary school, they will tell you this is not expensive. Private primary school is crazzzzzy.

Qwetu ni muhimu sana.

I think the project is not doing badly. Their main target are rich parents looking to get safe and secure but also strict hostels for their kids. The kind of parent that does not want to pay for an apartment for their kid due to fear of what the kid may be exposed to living alone not that they don't have enough money. Plus a load of international students mostly East African that study in Kenya.
My cousin lives in one and tells me the occupancy is quite high.

They could have done it some years back when there was a hostel crisis in Kenyan universities. Matiangi aliharibu soko kabisa.
