most people who build rentals use their land as security to get loan to build rentals. Yes on paper government bond may have better returns than rentals but realistically getting that 20million to invest in bonds is not easy. In short a bank can give u money to build rentals but cannot give u money to invest in bonds.

What about the value of the residential property? Even if rent does not increase, the value of the residential property will increase probably at the same rate/higher than government bonds.
I.e → For government bonds, the only growth is on the interest rate on principal.
For rentals, 1.) You get rent which grows over time. 2.) Value of land appreciates. 3.) Value of property appreciates. If the property appreciates by 5%,the 8M will be 15M in 2033.At 10% it will be 28M. And if its 20%(read somewhere thats the rate in Kenya due to speculation) it will be worth 85M. Also, assuming c.) it’s another rental built, then we have to calculate the worth of the property. So there is about 50M+ of unnaccounted property value in that math. Rentals still win. Forgive my approximations.
