Today the 2 have made a big decision! Wameangusha rent ya nyumba zao Gitaru so as to remain competitive in the sector.

(This has come much to the delight of sponyo wa @pseudonym who has seen 5k dropped from rent ya 28k to 23k)

The couple (@Mrs Shosho na @Randy ) are now VERY wary about their next investment.

What should the couple do next to maximize returns and have controlled risk on their next RE venture?

Ama they should just shift from real estate sector and move into energy and petroleum ama IT

If your property is well maintained that has sufficient water, security, clean, adequate parking, repairs are fast and efficient, there is no way a property can be vacant.

plan before spending your money. simple calculations. time value of money. risk. payback period. net present value. mahitaji yako. miaka yako. family size. vitu simple.

If your property is well maintained that has sufficient water, security, clean, adequate parking, repairs are fast and efficient, there is no way a property can be vacant.
It can be vacant depending on location. That property won't do you any good in the Aberdares. Also, it will be as vacant as the neighboring 1000 similar properties in that 1km radius (oversupply).

The couple should invest in the low market segment where the real demand for housing is. Namaanisha nyumba za between 5k - 15 k rent. You will deal with peasants, but you will never worry about vacancies because they are always fully occupied.
So u need to deal with a minimum of 67 different people.

Na ukiandika agent no kufukuza half tenants. Coz agents hawapendi ufala. Agent akiwa ujue deposit hairudi atakutafutia makosa kaa zote

Hii pesa huwezi kula peke yako kababa. Hata gari yako you don't repair it yourself. Low end segment hata ikiwa na agent itajaa tu.

Hahaha you got jokes. Please put the gin down and stamp out the cigarillo atee energy, petroleum kwenye wakora wamejaa na wacha nicheke loudly like a hyena kwa hiyo ya mwisho...IT..Shosho investing in IT?? kicheko biggest.

All my plans of investing in Jamu are on hold kwa sasa. Lakini siangushi price yangu Ruaka anytime soon.
