Rumuruti land. 120,000/= an acre. What do you think?

There is a company selling land in Rumuruti at 120,000/= an acre.
I am in the process of buying 5 acres. Mzae has no land to give me so I'm buying some for myself. What do you think of the price and the area?

as @mswazi above says, due dillligence is paramount. it could be community land you're being sold. remember this guys are capable of producing fake 'genuine' titles. head there personally and ask the local guys, they will tell you the history of the place.

Currently, I don't know any place in Kenya where an acre goes below 200k. That may be a fraudulent thing, or it's someone who's playing with you (for your cash of course). It maybe true that they're actually selling at that price (<10% chance), but I would take he deal very very slow if I were you.

I think that's why the price is this low. My strategy is to buy and then fence with kaiyaba and let it lay fallow for a number of years until kaiyaba is of good height. What do you think of that?

120k per acre in rumuruti is very possible...the place is as dry as it is unless you get one near a river plus the Ndurubus are a security threat...and one thing maybe the place has very less population due to various reosons

Land there should be going for like 10k an acre.Just remember that is land you shall never utilise in your lifetime.

Rumuruti area gani,.. if its give or take 10km radius from the centre, well n good, i worked around that place at AAA Growers Simba Farm.
I had leased an acre for wheat farming at Rumuruti n that year i got a good harvest, shida ni Ndovu,Hippos and a little cases of cattle rustling, huko shiny eyes wamejaa aje n chances are that County hq for Laikipia may be moved from Nanyuki to huko, bcoz its the central part of the county,
that'll translate to development.

From what I hear it's about 30KM from governors property, whatever that means. I plan to go see before I commit to anything

Big up!!! You are very informed. Yes, land has been cheap at rumuruti but its rising coz of the expected transfer of laikipia headquarters from nanyuki to rumuruti....furthermore, there is a new road from rumuruti to mararal....thus opening the town further....na mnasema jubilee haijafanya kazi yet lami from rumuruti to mararal, a good smooth though deserted road....i enjoy testing my car's limit on that stretch

We have bought land there with a certain group am in. Ok be cautious of conmen, unaonyeshwa shamba iko kwa barabara but title ni ya shamba iko huko ndani......just make sure you do search na ukuwe na map....i would think acre ni around 250k in the close to prime areas
