Thika Greens....

since everyone is talking plots today here is my story…some time back in 2009 or so a family friend was relocating Abroad and she was liquidating her property here coz she needed cash and she sold me some of her plots in this new concept golf residence…it hadn’t started being built yet everything was just a concept and she was one of the early believers( yeye ni wale wa ku speculate na land) anyway I got 2 plots one 1/8 and 2 side by side 1/4 on phase one and phase 2 respectively ) for a great discount much much cheaper than she bought them)

To say the truth I have never visited this place or thought much about it till last year when I saw some advert and nikaitafuta in the Net…anyway true to her word the project has picked up, construction of phase 2 amenities complete guys have build their houses…the golf club is operational.(photos coming up).Prices have multiplied many times over from the original amount I bought them…which brings me to my dilemma

1)Should I sell the plots now…
2).all or hang on some ( phase 2) is the prime area…
3).should I develope them and sell or rent ( will I get a tenant willing to live in Thika at 150k PM or is it more of a holiday home
4) if I build and sell will I be able to recoup the building costs

( these guys give you a plan to choose from and then their China guys build for you to ensure conformity yadda yadda)
What I know is that I can’t live there or have a holiday home hapo…I will visit that place soonest naskia tunapewa deadline ya construction

The China guys will charge btwn 15 to 45 M on the houses depending on the design chosen and finishing…Phase 2 has more expensive designs since it’s near the golf course and the plots are much bigger

That place has grown the gate to estate itself is imposing

It is now a weekend attraction with many people driving there just to admire the place

Hakuna 1/8th Phase 1. Niko na mbili huko. Also bought in 2009 na kuanzia June naanza kazi

Sell the plots and buy at aberdare hills or mount Kenya homes then sell after 2years and the cycle continues.

We are in touch with the office…there are payments we have to make every month…I’ve sent a surveyor there sometime back and the law firm that has been following up on the paper work have been there many times…they are reputable people those Thika Greens people

We have property in Timau…and Ol Pajeta from way back…my Kenya is too expensive

Do you know anyone who lives there and commutes to Nairobi Daily…that’s how I can gauge if it’s viable for rental

What is the size of phase 1 those I gather were the smallest…will the Chinese be building for you Ama they have allowed guys to do construction on their own

I know someone that commutes from Kenol town which is a bit further than Thika Greens to NBO, its very viable, mkitoka na mtu town who is going to kayole mtafika the same time or even earlier during rush hour due to traffic

All plots of phase 1 measure 1/4. Though kuna watu wameshikanisha mbili like the white house near the office. You can use ur own fundi but they monitor thoroughly that you comply with architectural design. Next time you go there panda juu ya one of the unfinished houses and have a good aerial view uone how the project is coming up well. I advice u not to sell now.

Ok But would someone living there be willing to pay upwords of 100k plus for renting

Ok how long can you speculate on it undeveloped I hear Wako na deadlines …what are you planning in doing with yours …for living or renting

ITB for upgrade of Ruiru & Thika train stations closed last December. Once the stations are upgraded, it will open up that estate.

Walikuwa na deadlines in 2009 but not anymore. I will live in one(short term plan), develop and sell the other (v long term plan)
