The simple solution is to rent a house in estates like Mathare North
One bedroom = 7000
A year = 84K
Let say you expect to die in the next 40 years
you would have spent 3.36M and die without debt

If you buy a decent house it will cost you over 10M and you will have mortgage loan that will be worrying you

you are making sense on the ground type (cotton vs red soil) but from my general observation, land only, on red soil is the equivalent of a built house on cotton soil. Case in point ; compare plots in Red hill, Tigoni, Kiambu Road, Ruaka etc . None costs less than Ks 7 M, while finished houses on Mombasa road are available from as little as 5 M for bungalows and 7M for maisonettes.

Wakameat, which roofing is 70k? Unless you will get timber from your grandpa’s shamba.

Used to live around area 4 in mid 2000’s and a bedsitter was going for 4500.
