Utawala/Kinka area are cheaper coz of disorganized development. Zinakaa ghetto hivi na hakuna titles, with the exception of Tafuta estate. Hapo even at 1.3m ni overpriced.
Githunguri area, on your way to Ruai is more organized in terms of development plus they have genuine titles.
