What is the market value of a 50ft by 100ft plot at Highpoint-Juja opposite side of JKUAT

The owner was selling at 4.5M I told him the value of the plot is 3.5M after several phones calls we settled on this price.

However, the Title deed has been used as a collateral to secure a loan with Equity Bank and has an outstanding balance is around 1.4M.

The owner is pressurizing me to talk to the loan bank manager to shed some lights and advice on the way forward,

I have been reluctant, he keep on calling mannerlessly leading me to suspect something fishy, I shared his contact with my Wakili to sort out the matter he has gone salient.

Purpose of this hadathi is to learn from the rich experiences of the K-talker on whether there is value for money and are these signs of conmanship

Because of why ndio mtu anunue 50*100 for 3.5m? High point is a hellhole for all I know. Seller anaweza kuwa genuine but ako na haraka kukuuzia coz contrary to what most people believe, kuuza plot sii rahisi vile. Utapata seller ametafuta mtu wa kuuzia for ages sasa vile amepata ako desperate kuwachilia deal.

Chunga kuoshwa pesa kanairo....na hiyo bei enda mashinani ushike like 5 acres touching a river. Fanya small scale mixed farming.....ngombe, fodder, fruit trees and food crops. You might loose all the amout. Enda kwa lands and do a title search uone kama iko clean ama iko na caution. Also kama title iko na equity bank. Ask to pay the 1.4m direct to equity to service the loan...then mwenyewe akule 2.1m zake bila kusumbua

Have you verified it is 50*100?
Another smaller plot within the area is currently being sold for an higher price
The price is low and the seller is suspicious

If the title is charged, that is good title. If you have copy of the title, request the bank for a copy of the charge. Counter-check if the names match. If not ensure various consents are there, ie I can use my title to secure a loan for my company so I have to give consent for it.

Then the bank as the chargee must give you written consent authorising the sale and also attach copy of the loan account(which you have to request the land-owner to authorise)

For high value parcels, I request the bank to write me a professional undertaking to discharge title and suspend any further transactions with it.

After, sale agreement proceeds as normal but a clause is included that the bank will be paid a portion of the sale price to cover the loan. Proceed to transfer and get your title.


Just a tip to survive Nairobi. Once you buy the property in such a manner rudisha title huko kwa hio specific branch and negotiate a development loan. Your approval will be faster and probably manager will be more accommodating in your transactions.
